The short version
A genuinely spacious private villa for up to eight guests, on three floors with a large livable kitchen and a fenced private garden that looks out over the lake and the Alps. Three patios, one balcony, an indoor hot tub, a gas barbecue and a table-football table under the portico. Best of all, the villa has its own private heated pool in the fenced garden — not the residence’s shared one — open all year, with towels provided.
The house is truly spacious, even for eight people. Bed linen and towels are provided, the kitchen has a dishwasher, an oven, a microwave and a coffee machine, and there is free WiFi and free private parking on site.
The highlights are the breathtaking lake view, the position right beside the woods, and the quiet. Once you are at the house, you feel like you are on holiday — surrounded by nature, with a spectacular view of the lake and the Alps. Privacy is guaranteed: house and garden are fenced and shielded from outside view.
The pool is the villa’s own. It sits inside the fenced garden, is heated and available all year, and is used by nobody else — this is a different pool from the residence’s 149 m² shared one further down the slope. Beside it, a solarium with a panoramic lounge area and sun loungers faces the lake, and a small outdoor fitness area with a bench and free weights sits under the covered porch on the way down. Eight pool towels are provided. Guests have the whole villa — ground, first and second floors — plus the pool area. It is not recommended for wheelchair users.
The villa sits just above Baveno; the centre is a ten-minute walk downhill, though a car helps on the way back up with shopping. From the back of the residence, a path through the woods leads up towards Mottarone. Professional massages can be booked at the house.

Driving from Milan, take the motorway towards Gravellona Toce and exit at Baveno. Head for the town centre and follow signs for the hamlet of Campino-Someraro; the residence is on Via Due Riviere.

How many guests can stay?
Up to 8 guests in 4 bedrooms with 5 beds and 3 bathrooms, over three floors. The kitchen is large and livable, so cooking for eight is comfortable rather than cramped.
Is the garden private, or shared with neighbours?
Private. The garden, three patios and balcony are exclusively yours, and both house and garden are fenced and shielded from outside view. The swimming pool is private too — it belongs to the villa and sits inside that fenced garden, and is not the residence’s shared pool. The indoor hot tub is private as well.
Can we bring our dog, and is smoking allowed?
Pets are allowed by prior arrangement — please ask us before you book. Smoking is not permitted anywhere on the property.
What should we bring?
Bed linen and towels are provided, and you will find basic courtesy supplies such as toilet paper on arrival. During the stay guests top up consumables themselves — toilet and kitchen paper, laundry and dishwasher detergent, shower gel. Pool towels are not included and there are no sun umbrellas at the pool, though chairs are provided.
Do we need a car?
Baveno centre is a ten-minute walk downhill, so no — but a car makes the return trip with shopping bags much easier, and puts Stresa, Verbania, Lake Orta and Switzerland within an hour. Free private parking is included.
What are the check-in and check-out times?
Check in from 17:00, check out by 10:00. Alice and Nicolò live a few steps away and meet guests on arrival.
Is there air conditioning and WiFi?
Yes — air conditioning, heating and wireless broadband throughout. The kitchen is large and livable with a dishwasher, oven, microwave, coffee machine, toaster and blender, and there is a washing machine, a bathtub, a gas barbecue, a children’s high chair and a private indoor hot tub.
Is the pool private, and when is it open?
The villa’s pool is heated and open all year, not seasonal — and it is private, so there is no sharing. Eight pool towels are provided. After rain or a cold night the water can take a few hours to come back to temperature, so the middle of the day is the best time to swim. The residence’s separate 149 m² shared pool is unheated and open 1 June to 30 September.
Are children welcome?
Very. A high chair is provided, the garden is fenced and private, and there is a private playground plus a table-football table under the portico.
Is it suitable for guests with limited mobility?
No. The villa spans three floors and the residence is built across a natural slope of roughly 30 metres. It is not wheelchair accessible.
Can we book both homes for a bigger group?
Yes. The apartment sleeps 4 and sits in the same gated residence, so the two homes together host up to 12 guests with 5 bathrooms. They are separate Airbnb listings — reserve both for the same dates, or message us and we will check both calendars.
How does cancellation work?
Booking, payment and cancellation run through Airbnb, with their guest protections. 50% of prepayments is refundable if you cancel 30 or more days before arrival, and nothing after that. A €500 pre-authorisation is held before arrival and released after departure. The exact policy for your dates is shown on the listing before you pay.
