Booking & prices
How do I book?
Both homes are booked through Airbnb, which shows live availability, the exact price for your dates, every verified review, and handles payment and cancellation with its guest protections.
There is deliberately no enquiry form on this site. To ask something before you reserve, email alex@montuschi.net or call +39 345 474 6728.
What does it cost per night?
Apartment: from €180 Sunday–Thursday, €200 Friday and Saturday, plus
€50 per guest per night above two guests.
Villa: from €200 per night, with seasonal rates.
The total for your dates, including any length-of-stay discount, appears on the Airbnb listing before you commit.
What is the cancellation policy?
The full amount is due at the time of reservation. The apartment refunds 50% of prepayments if cancelled 14 or more days before arrival, nothing after that. The villa’s equivalent window is 30 days, and a €500 pre-authorisation is held before arrival and released after departure.
Airbnb shows the exact policy that applies to your dates before you pay.
Can we book both homes for a large group?
Yes. They are separate listings inside the same gated residence — reserve both for the same dates and you have 12 beds and 5 bathrooms a short walk apart. Message us and we will check both calendars first.
Which languages do you speak?
English and Italian. This site is also published in Italian, German, French and Spanish.
The homes
How many guests can stay?
Apartment: 4 guests · 1 bedroom · 2 beds · 2 bathrooms · 2 floors.
Villa: 8 guests · 4 bedrooms · 5 beds · 3 bathrooms · 3 floors.
Which should we choose?
Take the apartment if you are two to four and want a designed interior, the best terrace on the site and a cinema projector. Take the villa if you are five to eight, or a family who wants a private fenced garden, a hot tub, a barbecue and room to spread out. Both share the same pool and the same view.
Is WiFi and air conditioning included?
Yes in both: broadband internet, air conditioning, heating, a washing machine, a dishwasher and a coffee machine. The apartment adds a 100" laser cinema projector and a SMEG washer-dryer; the villa adds a private indoor hot tub, a gas barbecue, a microwave and a children’s high chair.
Is the villa’s garden private?
Yes. Garden, three patios and balcony are exclusively the villa’s, and house and garden are fenced and shielded from outside view. The only shared amenity is the outdoor pool.
Is there a lift?
No. The apartment is on two floors with an open-tread internal staircase; the villa spans three floors. Both also sit on a sloping site.
The pool
How big is it, and is it shared?
149 m², outdoors, unheated, overlooking Lake Maggiore. It is shared among residence guests and closed to the public — and rarely busy, because most of the 28 homes in the residence are unoccupied.
When is it open?
1 June – 30 September for apartment guests; first week of June – 15 September for villa guests.
Are towels and umbrellas provided?
Chairs and sun loungers, yes. Pool towels and sun umbrellas, no — bring your own beach towel and shade if you want it.
Is there a hot tub?
Yes, at the villa — a private indoor hot tub, for its guests only.
Rules & access
What are the check-in and check-out times?
Apartment: in from 15:00, out by 11:00.
Villa: in from 17:00, out by 10:00.
Both hosts live nearby and meet guests in person.
Are pets allowed?
At the villa, by prior arrangement — please ask before booking. Not in the apartment.
Are children welcome?
Yes. The villa welcomes children, provides a high chair, and has a private fenced garden and playground. The apartment suits a family of four, though its open staircase is worth noting with toddlers.
Is the property wheelchair accessible?
No. Neither home is wheelchair accessible, and neither is suitable for guests with limited mobility. The residence is built across a natural slope of roughly 30 metres.
Is smoking allowed?
No, in neither home.
What do we need to bring?
Bed linen and bathroom towels are provided in both homes. Bring a pool or beach towel. At the villa you will find basic courtesy supplies such as toilet paper on arrival, and guests top up consumables during the stay — toilet and kitchen paper, laundry and dishwasher detergent, shower gel. Bring proper walking shoes if you plan to hike.
Arrival & getting around
What is the address?
Via Due Riviere 90, 28831 Baveno (VB), Italy — the “Armonie del Lago” residence in the Campino-Someraro hamlet above Baveno. In Google Maps, search “Lakeside Harmonies | Holiday Home”.
How do we get here?
By car: take the “BAVENO” motorway exit (from Milan, the A26 towards Gravellona Toce), head to the town centre and follow signs for Campino-Someraro; the residence is on Via Due Riviere, up on the right.
By train: to Stresa, then a 10-minute taxi. Baveno station is about 1 km away.
How far is the airport?
Milan Malpensa (MXP) is 50–56 km, about 35 minutes by car. Milan Centrale is about 45 minutes; the Swiss border about 50.
Is parking free?
Yes, for all guests — a private indoor garage for the apartment and free private parking on site for the villa. The residence is gated.
Do we need a car?
Recommended, not required. Baveno centre is a ten-minute walk downhill and the ferry port 2.8 km. A car helps with shopping uphill and opens up the wider lake.
The area
What is there to do nearby?
The Borromean Islands — Isola Bella, Isola dei Pescatori, Isola Madre — are minutes away by ferry. Five waymarked hiking loops start at the residence. Add the Mottarone cable car from Stresa, the Alpinia botanical garden, Golf Club des Iles Borromées (15 minutes), Villa Taranto’s gardens at Verbania, lakeside beach clubs, Lake Orta, and Locarno, Ascona and Lugano within the hour.
When is the best time to visit?
June to early September for the pool and swimming. Late April–June and September–October for hiking, gardens and clear views without the summer heat. The Borromean Islands are quietest early in the day and outside July–August.
Can you recommend restaurants or activities?
Gladly — it is the part we enjoy most. Ask before or during your stay. Professional massages can also be booked at the villa.
